Position Summary

• Ensure effective leasing, lease administration, retail centre management and operation
• Ensure consistently high occupancy rate, whilst maximising income returns
• Share responsibilities of budgetary control, Grant of Use, renewal, fee review, licensing and preparation of related documents
• Handle retailers’ enquiries and feedback effectively & efficiently
• Maintain good relations with retailers and consultants
• Handle leasing documentation, administration, filing and support Team accordingly

Primary Responsibility

• Handle grant of use enquiries, update vacancy list, negotiate with property agents and prospective retailers, secure terms on grant of use renewals and new grants for existing and prospective retailers, prepare recommendations and fee proposals to the Manager - Retail.
• Prepare offer letters, licence documents and Grant of Use agreements for all leasing deals
• Respond to retailers’ enquiries and complaints on daily operations in a professional and timely manner
• Regularly meet with retailers to solicit brand loyalty and long-term support; identify and follow up on potential business
• Coordinate with technical team to oversee retailers’ fitting out and renovation work, and ensure timely completion
• Coordinate with both technical and building management teams on security, repair and maintenance of the buildings and retailers’ premises
• Support supervisors in all leasing matters
• Conduct brand searches and do cold callings
• Collect sales figures and calculate fee turnover rate, follow up on day to day management. Assist in determination of retailer mix for new retail development
• Coordinate with marketing and promotions team on promotional ideas and events, particularly those involving retail shops
• Coordinate with both technical and building management teams on security repair and maintenance for building and retailers’ premises
• Directly coach and work with junior staff

Requirements

• University graduate
• Excellent command of spoken and written Chinese (Cantonese and Mandarin) and English
• Good negotiation, communication and interpersonal skills with a strong customer service oriented attitude
• Minimum 2 years post-qualification experience in retail property management, especially in shopping malls
• International exposure would be an asset
• PC knowledge in Windows, MS Word and MS Excel
