Position Summary
Major Responsibilities and Objectives
• Ensure effective planning, leasing and management of retail mall
• Ensure consistently high occupancy rate, whilst maximizing income returns
• Ensure the accountibility and due diligence in implementing and completing the leasing matters (including but not limited to Grant of Use, renewal, Fee review, licensing, franchise, JV and other form of business partnership)
• Handle retailers’ enquiries and feedback effectively & efficiently
• Maintain good relations with internal and external partners
• Supervise and coach junior staff
Primary Responsibility
Leasing & Grant of Use Management
• Manage leasing enquiries, maintain and update the vacancy list, and negotiate terms with property agents and prospective retailers.
• Secure agreements for new and renewal Grant of Use (GOU) arrangements, preparing recommendations and fee proposals for AVP and SVP – Retail.
• Draft and prepare offer letters, GOU documents, license/franchise/JV agreements, renewals, extensions, terminations, and transfers.
• Conduct cold calling and outreach to prospective retailers to generate leasing opportunities.
• Prepare proposals and seek management approval for proposed leasing deals.
Cross-Functional Coordination
• Collaborate with Legal, Finance, Licensing, F&B teams, project, operation and tenant engagement team on all matters related to leasing arrangements, documentation and daily operation in including but not limited to licensing.
• Liaise with the Fitout Team for takeover/handover of premises and ensure smooth coordination with Retail Operations on GOU/license administration.
Strategic Planning & Analysis
• Assist AVP/SVP – Retail in overall planning strategy.
• Conduct market research and analyze trends, guest demographics, and competitor activity to identify growth opportunities.
• Proficiency in evaluating potential leasing deals using financial models.
• Perform financial implications of leasing decisions on overall mall profitability.
• Acquire market rental benchmarks, retail trends, and brand positioning to assess deal viability.
• Preparing leasing proposals with clear commercial terms and financial justification.
• Present data-driven recommendations to senior management for deal approvals.
• Conduct regular and ad-hoc market research to benchmark rental rates, brand potential and performance.
• Translate insights into actionable leasing strategies and brand mix optimization.
Retailer Relationship Management
• Respond to retailers’ enquiries and feedback professionally and promptly.
• Conduct regular meetings with retailers to foster brand loyalty, identify business opportunities, and support long-term partnerships.
• Maintain strong relationships with retailers, monitor performance, and gather market intelligence to support tenant mix planning.
Operational Oversight
• Coordinate with Technical and Building Management teams on fitting out, renovation, security, and maintenance of retail premises.
• Ensure timely completion of retailers’ fit-out and renovation works in compliance with mall standards.
Team Leadership
• Supervise, coach, and develop junior staff to build a high-performing leasing team.
• Assist in preparing presentations and reports for senior management.
Requirements
Skills, Qualifications and Experience Requirements
• University graduate with professional qualification in general practice surveying/AHKIS or equivalent
• Excellent command of spoken and written Chinese (Cantonese and Mandarin) and English
• Good negotiation, communication and interpersonal skills with a strong customer service oriented attitude
• Minimum 4 years post-qualification experience in retail leasing, property management, especially in shopping malls
• International exposure would be an asset
• Track record of staff supervision
• PC knowledge in Windows, MS Word and MS Excel
