Description:
Position Summary
•Ensure effective leasing and management of retail space
• Ensure consistently high occupancy rate, whilst maximising income returns
• Assist in preparation of leasing related, lease administration and mall management documents
• Assist in sourcing for potential tenants, site show round and preparations, and leasing follow-throughs
• Handle retailers’ enquiries and complaints effectively and efficiently
• Maintain good relations with retailers and consultants
• Liaise with Retail-Coordination Team on fitout schedule and fit-out projects
Primary Responsibility
• Handle grant of use enquiries, update vacancy list
• Maintain database on retailers’ information, Macau’s economy, retail and tourism statistics, and other retail-related news and information
• Maintain, update library of the latest and new brands, concepts, trends, activations, pop ups, collaborations
• Facilitate regular meetings / conference calls with retailers to keep abreast of trends, retailers’ plans and record minutes of meetings
• Prepare internal approvals, Term Sheets, GOUs, Licence Agreements, Letters of extension, Termination Agreements, Assignment Agreements etc.
• Issue fee debit notes, monitor fee arrears and take necessary follow up actions
• Respond to retailers’ enquiries and complaints on daily operations in a professional and timely manner
• Coordinate with technical team and retailers on required technical requirements and any upgrade, oversee retailers’ fitting out and renovation work, and ensure timely completion
• Coordinate with both technical and building management teams on security, repair and maintenance of the buildings and retailers’ premises
• Prepare and arrange for site inspections and assist in takeover / handover of premises
• Handle insurance matters; liaise and follow up with brokers, adjusters and insurers on damages and claims
• Assist the SM / AVP / ASVP Retail in leasing matters, rental details needed for preparation of budgets, Management Report, etc
• Collect sales figures in calculation of fee turnover rate
• Maintain retailers’ sales performance and prepare charts for analysis.
• Coordinate with Marketing / Tenant’s Management team on promotional ideas and events, particularly those involving retail shops
Requirements
• Degree holder
• Excellent command of spoken and written Chinese (Cantonese and Mandarin) and English
• Good negotiation, communication and interpersonal skills with a strong customer service oriented attitude
• Minimum 2 years post-qualification experience in leasing or retail property management, especially in shopping malls
• PC knowledge in Windows, MS Word, MS Excel and MS Powerpoint
